Getting Your Properties For Sale Up on the Web and Finding Buyers

Are you taking advantage of Craigslist, Backpage, Oodle and other real estate add websites? You're missing out on a lot of potential home buyers if you aren't!

In this post we're going to provide a list of websites that offer property flyers and website creation.  Every time you create an online property flyer, you in effect, have created a property website which can be found in the search engines.  You should also link it to your regular website, promote it via email and most importantly, get the flyer/website listed on as many websites as possible.

If you can create a video of your property, that's great too... between YouTube.com and Craiglist, you practically have half of all the internet traffic (not really, but it is a ton!).

After you go through this list, read what I have to say about url's (domains) below... I'm sure you'll find it helpful. Okay, here's the list.

AdvertiseMyListings.com vFlyer offers multiple pages and the ability to advertise other services you may offer.  If you list your properties with agents, you'll be able to also submit your property listings to Zillow, Trulia and FrontDoor - I don't think any of the other sites do that. It also has a very cool feature for Craigslist - it provides a link that you drag onto your link bar. Then, from inside of Craigslist, you click on that link and a pop up appears that has all your properties. Click on the property that your adding into Craigslist and then you can easily drag and drop the code right into Craigslist. Big time saver. $12.95 per month for 10 properties.

AgencyLogic.com - aimed at real estate agents. Did not see a Craigslist conversion tool.

ePropertySites.com - Inexpensive at $10 each site. Lots of features.

IHouseWeb.com - aimed at real estate agents.

iPropertywebsites.com - Feature rich, with HTML conversion for Craigslist but expensive

ListingDomains.com - aimed at real estate agents and expensive

ListingProducer.com - YouTube integration, $25 per site.

LookyLooz.com - good site with many features but you have to buy 10 sites to get the price down to $25 ea.

Postlets.com - Create flyers free. Provides HTML code. Get more features for $10 each

SimplePropertySites.com - better for agents but you can create fee flyers here.

SinglePropertyWebsite.com- didn't see anything here that you couldn't get for less elsewhere.

UniqueHomeSites.com - expensive

3 Very Important Considerations: One is that the site needs to offer HTML conversion. This means that with one click, it will covert your property flyer into HTML code that you can easily cut and paste right into Craigslist. Anyone can do this! Don't get intimidated by the word "code". You just copy and paste. And if you use AdvertiseMyListings.com's vFlyer service, you can download their "backpack" link which means you can drag and drop instead of copy and paste.

The second consideration is whether or not you list your properties with agents. If you do, I recommend AdvertiseMyListings.com because of the additional sites you can get your property listed in.  The monthly fee for 10 properties is very reasonable and it allows you to help your agent market your properties. It also has audio and video (YouTube) integration.

These sites will all provide you with a link to your flyer/website. You can send the link via email or post it on your website. The problem is, the link will be very long; something like http://www.vflyer.com/home/home/flyer/3119885. You shouldn't use that long link. No one will remember it and it just looks silly if you post it on Facebook or in an email.

You have 2 options that are both much better. One, you can use a link shortening service. These are websites that let you enter the long link and the site automatically converts it into a short link. Here's an example:

Even better than a link shortening service is to register the address of the property as a domain (url). This is what I do for my properties. It provides better search engine optimization and makes it much easier to memorize.

At my website - http://www.MyRealtyDomains.com, I offer ".info" domains for only $1.99. .com's are $7.99 but .info is just fine for this kind of stuff. Just register 123Address.info or 123addresstown.info - you get the idea. Just try diffferent variations of the address, you'll find something that will work fine.  Once its registered, you simply "point" or "forward" that domain to the long url that was provided to you by the flyer service website. It's very easy to do. Here's an example - http://www.1032Granville.info

Now you can easily advertise your properties!

 

Time to Buy Real Estate?

I'm sure the term "No Guts, No Glory" originated on the battlefield. But it could have easily come from Wall St. or Main St. When the economy is doing well, people do well. But when the economy is doing poorly, some people get rich. They get rich by buying the things that nobody wants. They do that knowing full well that eventually, people will want those things again. And that's when those people get rich because they sell when something is in demand. Most people do it the other way around... they buy when everyone is buying and sell when everyone is selling. That's not the way to make money. So find something that is not in demand right now and buy it. When it is in demand again, sell. Right now, that thing is real estate. Something You Should Know About the $8,000 HomeBuyer Tax Credit

A Heads Up Tip...Home buyers that purchase a home in 2010 are allowed to claim their credit on their 2009 tax returns.  In order to claim the credit the contract must be dated no later than April 30, 2010 with the transaction consummated no later than June 30, 2010.  If tax returns have already been filed, an amended return may be sent in to receive the credit in the same year.  

Keep in mind that there are income limitations.  Right now, there is a $125,000 limit for a single filers and $225,000 for joint filers but this drops down to $75,000 and $150,000 after January 1, 2010. 

Searching Craigslist city by city is terribly time consuming... use these websites to search ALL of Craigslist at one time.

  • All of Craigs: Using Google search paramters, you can search all of Craigslist at one time.  You can narrow your search by price, date, category, others.

  • Search Tempest: This site is better if you want to pick up or see your item because it places the results of your search by geographic proximity.  

  • Pad Mapper: This site is for Apartment hunters.  Can you think of a way to make use of this?  I can. 

  • Crazed List: Maybe the most comprehensive Craigslist search tool on this list. You can search all Craigslist sites for just about anything: jobs, cars, houses, etc. - and set up custom RSS feeds as well.
